MM2H approval and buying a home
are two separate steps.
Buying an apartment does not give you an MM2H pass. And meeting the programme’s property minimum does not, on its own, confirm that a foreign buyer can purchase a particular KL unit.
MM2H Silver
RM600,000Minimum residential purchase value under the programme. Silver also requires a USD150,000 fixed deposit and has a renewable five-year term.
Buying in Kuala Lumpur
Check the exact unit.Government guidance lists RM1 million as the usual foreign-buyer threshold in KL, subject to approval. Your lawyer and licensed MM2H operator should confirm the rules applicable to your purchase.

Leave room in the budget
for actually living here.
The purchase price is only part of the move. Set aside money for the MM2H fixed deposit and application costs, legal fees, applicable duties, furnishing and ongoing building charges.
Ask for an itemised quotation for your chosen apartment. If you plan to rent it out between visits, confirm that your programme conditions, building rules and management agreement allow the arrangement you have in mind. Rental income should not be treated as a certainty.

Does buying SWNK Houze qualify me for MM2H?
No. MM2H is a separate application. The selected property, purchase terms and required approvals must also be checked against your programme conditions.
Can I move in as soon as I buy?
The development is completed, but your move-in date depends on the chosen unit, the sale process and handover. Ask for a realistic timeline before booking your move.
Can I sell my MM2H property whenever I want?
Federal MM2H conditions generally restrict selling the qualifying home for ten years, with an allowance for upgrading to a higher-value home. Confirm the procedure with your licensed operator before planning an exit.
